Hello,

I came across this post and thought would reply since I was in a similar situation last year. Yes, Antioch does not have a good reputation outside but if you look at the stats in recent years, property prices/rents have been going up (thanks to BART) and crime rate has been going down. Also, it largely depends on the neighborhood in which you buy. At a high level, 94531 is considered better than 94509. I bought one rental property late last year and did a light rehab before renting it out.

Hello Fellow BPers,

I see the mortgage rates have dropped significantly. I checked with two mortgage brokers I have worked with in the past and both of them are now employed with particular banks :) 

I was looking to get some advice from an independent mortgage broker for refinancing properties in the bay area (primary and rental). If you know someone, please DM me the contact. I would highly appreciate it.

Thanks Troy. Yes, I have already talked to my current property manager, who is also a realtor in the area but she didn't show much enthusiasm so thought I'll open up a discussion to broadcast my feelings :)

I am relatively new investor and just bought a property in east bay last Dec. I learned a lot doing some light updates on the property and renting it out. Now that it is on cruise control, I am looking to take the next step and do a BRRRR on a property. I am from bay area so I like the east bay/Sacramento/Fresno areas where the numbers make sense with a 25% down. However, I know reading books is very different from practically doing it so I was wondering where to get started.

Should I look for a distressed property first and then find a mentor or should I look for a mentor first?

I am ok to burn some calories on an existing project in exchange on all the knowledge and/or partner with someone experienced.

Any pointers will be highly appreciated.

@Ellen Diamond, look into Antioch too. That's where I have recently started looking. Prices are about the same as Sac but rents are better. Long term prospects... not sure :)

I have been looking for an investment property in Austin and my agent came across one in Pflugerville that kind of looks good from numbers point of view. Wanted to get everyone's opinion here, whoever is familiar with the area on rentals and long term appreciation projections.

I am looking at holding the property at least for a decade.

Hi @Paul Choi, thanks for your response. As I am just starting out, I am looking for SFR right now. They aren't cheap in Natomas by any means. Looking at 3 bed+ and mostly of them are in the range of 350k+. The newer constructions in the 400k range.

Dear fellow BP members,

I am from bay area and have just started looking into REI recently. Ran the numbers quickly and realized that cash flow is extremely difficult in the bay for an average investor. Hence, started looking into Sacramento area and it seems like the real estate market there is pretty hot right now. I am mostly visiting the area over the weekend and wanted some opinion from the experts and locals.

I am currently looking in the Natomas neighborhood that was recommended by a friend.  There are also talks about Centene corporation west coast headquarters coming there soon that might bring in a lot of employment and hence, renters. 

- Any thoughts on if this would be a good place to start off with? 

- Any other areas worth taking a peek at in Sacramento? What are some of the most desirable neighborhoods in Sacramento?

- Any ideas on rent/price ratio in these areas? 

- Also heard about the new DRHorton constructed houses there that are going away very fast. Any thoughts on those?

Hello friends,

I am new to BP and wanted to get a general opinion on what the experts think about investing in the current market. Buying a primary residence is very different than an investment property. I know you can never go wrong with a good location in long term, but would you buy an investment property in the bay area at present, considering the current prices and interest rates?
