Hello Fellow BP-ers,
I am looking at a half duplex that's on the market in Contra Costa County, California. Going by the numbers, it looks like it might cash flow with a traditional 25% down, so I am interested. However, considering it's one side of a duplex, I am not sure what could be the potential disadvantages of acquiring it and what are the future prospects for appreciation. Has anyone every purchased one or have insights/thoughts/opinions about it? Any input would be highly appreciated.

Even I'm looking in the arden-arcade area. Almost closed in on a property in the same zip code and similar in condition to yours but much smaller lot and a lower price point. However, someone else beat our offer surprisingly as the seller did not even counter us. I would love to know how your experience goes with the rehab and rent. Good luck with this and your future REI journey :)

I'm planning to buy a property that has a converted garage. However, according to me, that space is not well used. So, I am planning to further remodel that space into a master bedroom. It also has a huge laundry area next to it that I am planning to convert to a bathroom. The bathroom will be a substantial expense. Hence, I've a few questions:
- The converted garage is unpermitted. If I further remodel it, what is the worst case scenario I should expect if the city/county come to cracking down?
- If I go to the city/county office and ask for permits for the converted garage and submit my plans for further remodel, any vague idea on how much time and money it might cost me, in addition to all the actual work that will be done inside the house?
It is currently a 3 bed 1 bath house and is priced below the average for its market. Hence, I believe adding another bed and bath would really add value to it. Plus, being a relatively new investor, will teach me a lot about rehabs.
Any input from my fellow experienced BP-ers would be highly appreciated :)

I am currently looking for an investment property in the Arden-Arcade area of Sacramento. Considering most of desirable Sac neighborhoods have already appreciated a lot in the recent few years and the competition currently is intense, what is your opinion of this area and its future prospects.

Looking at a property in Arden-Arcade area tomorrow afternoon and wanted to see if a general contractor can come give an estimate on the rehab I'm planning to do. I am planning to add a bathroom too if the numbers make sense. If you can give a detailed estimate on paper, I am ok to pay for your time/visit tomorrow. If it can't be tomorrow, my realtor might be able to schedule a visit for you on a later day/time. The actual work won't start until late January/ early February if we decide to close the deal.
