I’m advanced with excel Understand a bit of underwriting 10 years in marketing 5 years in real estate industry I wouldn’t mind working with an investor to learn more of the ropes but how would one present an offer to work with an investor to build a relationship as a employee/employer to potential partner? That would be my goal, assist an investor (paid) until I eventually know enough to partner on deals. Any thoughts? Thanks

@Quynh Lan Nguyen this is a really great question, I was thinking the same. It seems expensive to get an LLC for each house, but I can see the expense worth it when you consider how much income you receive from said deal.

In regards to building a team. I have a list of CRE Brokers that I plan on contacting. I know it is suggested by @MichaelBlank to build up your team before calling so when asked about experience, you have a team in place which cancels any suspicions on being a newbie. With that being said, does anyone have suggestions on opening the conversation & the most important questions to ask when looking to hire a property manager? What their criteria is? Experience in units manager etc? I’m all ears Thanks!

I’m looking to partner on first deal, I can assist with marketing costs &/or admin tasks to learn. Other areas welcome as well, just decided to inquire in my own backyard.

Is there such a situation, where an investor would invest in your first income property, if you have an FHA loan?

I understand that you have to live in it for a few years, so that's what makes me curious, if this is even of benefit to an investor.

This past Monday I made it a goal to start my REI journey with wholesaling.

My short term goal is to flip my first house in 21 days. Is this a realistic goal? I don't want to start out making unrealistic goals. I understand it takes a TON of work.

I'm following tips and steps from BP and could use any advice.

Also if any one would like to mentor me through my first flip, I would love that!

Monday I decided to start my REI journey with Wholesaling. Tomorrow I'm going to start marketing with basic flyers around my neighborhood, narrowing it down to homeowners that are divorced or facing foreclosure. My phone number will be on the flyer. Once they start calling and I understand their need, & have the home in contract, Would I start to look for investors and database them, or should I partner with an investor now so I have one on hand when I find a motivated seller ? Thanks in advance :)

Yea I thought I was applying for an investor intern position, ended up in a KW meeting with multiple others. It seemed great but I needed to do my homework. Then I left it alone. Ran into another person who pitched me at Starbucks. :/ so I had to ask BP lol
