We honor 1 year after occupancy.  

I would put a stop to that ASAP.  This is a work environment and should be treated professionally.  It is also an active construction site and not a play ground.  

In addition, his staying on property and you're aware he's doing it could get sticky from an ownership perspective.

Tell him that you appreciate that 45 minutes is a drive but that he understood that when he took the job.  From a liability standpoint, you can't have non-authorized people on the job site.  

How do appriasals in your market go?  In my market, we get a higher appraisal with a 3 car over a 2 car.  We build only spec homes so we build by the appraisal.

Regarding building over code - huge waste of money.  People don't pay for stuff they can't see.  They can see granite countertops, beautiful doors, 3 car garage.  They can't see R28 insulation.  Unless they've been badly burned with a poorly constructed house in the past, they won't appreciate over-building.

Save that stuff for custom construction.

Our local towns have their building codes published online.  Just do a quick google search.
