@Connie Chan Non payment of rent beginning in December. They’ve been late pretty much since they moved in in July 2018, and have gotten progressively later each month. They finally stopped paying in December. I’m hoping they’ll be out by the end of this month.

I'm in the midst of my first eviction. It got me wondering what to expect in the future. Does anyone track the % of tenants in eviction status at any given time? Also, what type and class are your properties? I own 6 SFR rentals in B and B+ areas, all under PM. This puts me currently evicting 16.6% of my tenants.

Thanks everyone. My market is the Triad area also. This particular property is in Winston Salem. Is there a website that details the eviction process and laws in Davidson County or NC that I could refer to? I’d love to take over management of my properties myself but I work about 70+ hour weeks and live on the other side of the country, hence hiring property management. I thought they’d take care of everything for me just as I would.

@Bob B. I asked my PM about that. They said they prefer just to evict for their own safety. I’ve been having issues with this PM company for awhile now as I think they’re overcommitted— lack of communication (I didn’t find out this particular tenant was 24 days late on rent until I called them), accounting errors in their favor I can’t seem to get resolved, etc. I’m not entirely surprised they want to just send the file over to the attorney.

I’m facing my first eviction for non payment as a landlord. Do tenants almost always trash the property if they’re being evicted? What have your experiences been like?

The property is in a B+ neighborhood in NC. These were good tenants in another property according to my PM, but they’ve come into financial hardship. I’m biting my nails not knowing what to expect.

Hi all, I own a SFR in which I've learned the septic tank is located partially under the driveway. I bought the property last year without knowing its history, so I attempted to have the tank pumped only to learn the septic company would either have to tear out the driveway over the tank, or charge me $50/foot to dig and hopefully find the clean-out (though it's not guaranteed they'd find it). It's an older driveway so the tank had to have been pumped at some point. Is there an alternative solution that I'm missing? The tank was installed when the property was built in 1957.

Hi everyone,

I’m looking to see what I can do to resolve a situation I’m in with a service provider I hired to do some work at one of my rental properties.

I hired a chimney sweep company to clear a blocked gas furnace vent and replace a faulty vent cap on the roof at one of my single family rentals. I neede this work done so a new furnace could be installed, as the old one malfunctioned earlier this week, leaving me with an occupied property that had no heat.

The chimney sweep company came out yesterday and gave me an estimate to get the work done on the spot— $751. Very steep, but I was in a pinch and needed the repair made so I could get the furnace in for my tenants today.

I paid the full balance over the phone yesterday with my credit card.

I got a call from my HVAC tech today stating none of the work had been performed. My tenants texted me verifying that nobody went on the roof of the property yesterday. The HVAC tech was able to take apart the vent pipes in the attic, but was unable to go on the roof and check the top portion of the pipe or change the vent cap. He sent me a photo of the very, very clogged pipe from the attic.

I called the chimney sweep company (whose incoming calls are taken by a call center) and requested a refund. I wanted to use another chimney company to replace the chimney cap and check the top portion of the vent pipe, as clearly the technicians with the first company are not always reliable. The chimney company refused my refund, stating that they would take legal action against me if I were to dispute the credit card transaction. I have not signed anything but do have their receipt in my email inbox.

Am I, as a consumer, required to allow them one more chance to do the work correctly if they blatantly failed to perform on their first visit? As it stands there is an appointment this coming Tuesday for them to come supposedly replace the chimney cap and check the top portion of the vent pipe. I okayed this appointment to avoid any sort of mechanic’s lien or legal action.

The property is located in North Carolina.

Thanks everyone for your replies. The furnace is a 1999 unit and is unsafe to operate due to a cracked heat exchanger, so I could change out the heat exchanger to the tune of $2500 or replace the furnace for $3800. I’m leaning strongly towards replacing the entire furnace due to its age. I spent a few hours on the phone today, got a second opinion from a different HVAC company, and found someone who could get a new furnace installed by the end of the week. So far the tenants are happy with the space heaters. I’ve told them they’re theirs to keep, but I’d like to have some on hand myself for when I get another “no heat” call on another property. Logistics of storing them and having them available would be complicated, however, as I’m all the way across the country from my properties and I use a large property management firm. I’ll have to think on that one.
