Hey Anthony. Your Capstone sounds fascinating, best of luck there. I love your plan to move home to save and pursue your first house hack. Starting here on Bigger Pockets is the best next step for you. I did the same two years ago and could not be prouder of where I landed. Advice to you to always remember, network is net worth and you will find building the right relationships will pay major dividends, in both real estate and in life. By aligning yourself with those who share similar goals, you are off to a great start on your journey and I wish you the best. My team has a large network in Philadelphia and has done plenty business there if that is your area of focus, feel free to reach out. Look forward to staying connected.

Quote from @Sebastian Hernandez:

@Omar Ynoa I highly suggest that you connect with a local market expert that can give you more info specifically to Newark. Lastly, I would suggest that you attend local meet-ups and walk around Newark so you familiarize yourself with the areas you're looking to purchase. is a great resource, she's a local realtor, I highly recommend her.

Thank you for the connect @Sebastian Hernandez! I look forward to meeting with Omar to discuss his investing goals in more detail.

Hey Victor. Generally speaking, a borrower can only have 1 FHA loan at a time, but you can have multiple throughout a lifetime. Hope that helps.

Hi BP! I am a licensed NJ real estate agent, in the process of getting my NY license. I was granted the 75-hour course requirement waiver, and as for next steps I will be scheduling the in-person exam. I am not entirely sure how much the NY exam differs from the NJ salesperson exam, but would appreciate any insight on best way to prepare and study having not actually sat through the NY class. Thanks in advance!

Hi @Philip Benavente! No need to start at Episode #1. I recommend looking through the episodes and selecting a topic that seems interesting to you and go from there. I agree with @Michael Voltner, the books are the best way to build your foundation. Welcome to BP!

Hey @Cody Z., is there still a REI meetup in Belmar? Unsure if you guys still meet virtually but would love to attend.

@Gabriel Green-Lemons This is such a great thread, it was so exciting as I kept reading to learn more of the growth you've experience these last 3 years. From 2017 looking to work hands on with a contractor to 2020 BRRRRing 3 properties. The hustle is inspiring, way to go!

@Anthony Botticelli I understand where you are coming from.  I have friends that would be open to financing deals entirely, but they turn to me for a partnership since I have the tools to understand what makes a good vs. bad deal.  Although funded entirely with their capital, 100% of the transaction would be through my knowledge and expertise. Is this a 50/50 split? Agree with @Aaron W. Definitely is not one-size-fits-all.
