There is some solid advice above! #1-3 are all great options.  If I was in your shoes at the age you are, I think #2 is most appealing.  You will be able to learn a ton and scale overtime.  Capitalize on these forums, ask a ton of questions, and continuing seeking advice from the many professionals on this platform! There is a ton of wisdom here, and this network is wildly helpful.  Inquiring and learning from others will really help you make your next move. You are asking the right questions, I commend you for starting your investment journey early on! I am new to investing as well, and wanted to encourage you.  There is no need to wait until COVID is over to network and meet up with investors or realtors from your area.  Take advantage of Bigger Pockets, Facebook groups and even Instagram to meet like-minded people.  Some of the most influential and supportive people I have met on these platforms and learned a ton.  Find people that will help hold you accountable.  Don't be afraid to pickup the phone and call realtors in your area to ask newbie questions. You got this!  Going off of advice I've received, the best thing you can do is take action.  No better way to learn than to pull the trigger as soon as you can.  Best of luck!

Interesting read as a former Belmar winter rental tenant! My lease ran Sept - May 1, providing the landlord a few weeks to prepare the home before the summer tenants moved in MDW. Crazy how drastically off-season rents differs from peak season. The Jersey Shore seems like a headache to manage with fluctuating rates throughout the year, but worth the investment based on those returns.

Awesome thread, such great information! California is tough, I live outside NYC and also feel your pain.  A lot of people by me look in the Philly market. The properties are much more affordable for investors just starting off. Best of luck!
