his is a rare opportunity for the right kind of investor. This house has so much potential to turn big profits. This is a rare Colonial house built back in 1921 with real 2x4, Post and Beam. Hardwood floors throughout the house. 11 foot ceilings, large country kitchen, and the list goes on. I know this is properly one of those "what a newbi question" but here goes. I have a wholesale deal I want to sell here on Bigger Pockets. I have no trouble filling out the new ad form. But my question is this, I do I post some photos of the property? Thank you in advnce for anyone who can help me with this. Believe me when I say, I have looked everywhere to find the answer. This is why I am posting this.

This is a well built house which needs a good contractor who can update this home. Once this house is leveled, then most of what would be needed is cosmetic work and updating of the kitchen and baths. This is just one way of many ways, to handle this property and turn a nice profit. This area along with most of Texas is growing, but is slowly doing so. Many of these bigger homes have been bought up and rehabbed. There are a lot of wealthy people buying up here and retiring. This is a much slower pace compared to Houston and it's surrounding areas. Close to Lufkin Texas.

I did a lot of Real Estate investing in Georgia back in the early 90's. A small town called Brooklet near Statesboro. So I know the challenge you are facing finding a club.

Hello Russ, Thank you for the tip. I thought I had this very same arrangement with a "Private Lender" who after a few meetings and a rather large restaurant bill, this man committed to offering  $200K to cover purchase and rehab bill. as long as the deal met with the 70% criteria. I found what I thought was an awesome deal, in an upscale neighborhood. When it came right down to it, my guy would not pull the trigger. He just could not get past having to pay maintenance fees in our holding costs. This was a golf course community. So I am back to square one, trying to figure out how I can put the kind of deal you mentioned together. I ran an ad on Craigslist, this is how I met my last private lender. Which in the end cost me quit a bit. I love the idea of a 50 50 split. I was even going to give my money guy a 60% pay out for the use of his money, I just need a jump start to get me going.
