Post: How to calculate CapEx

I'm new to investing and I'm analyzing several properties, the CapEx and maintenance percentages have me a little confused. What's the best way to calculate those, do you experienced investors use a flat 5%, do you calculate it off of the age of the property, the condition of the property, or a combination of those? It would be a huge help, also if you guys have any tips on how to figure the after repair value of a property that would be great advice as well. Thank you everyone for your tips and advice.

I have a manufactured home that I'm renting out and it looks like it's going to do really well. I put work into making sure it doesn't look like it's a manufactured home though. The prices for manufactured homes in the rexburg area are lower than sick built, its bad for flipping homes but for renting is not a bad way to start.

@russ Brantley do you wholesale properties to other investors or are you purchasing the contacts. On ether case, what do you look for in properties and how would I find investors that are looking for people to help in the search for those properties?  I'm new to investing and the investing community so I'm not sure if I'm saying that right.

I have a place in sugar city, which is basicly part of rexburg, and I'm renting out my manufactured home at a 21% cash on cash return. It would be higher but it was our house at first so we sunk money into it we didn't need. Rexburg is 45 min from Idaho Falls, Idaho and is the fastest growing city in idaho right now. The college is also planning on doubling its size over the next 7 years. I would suggest looking in that area, the trick is looking on the outside of rexburg so you don't over pay.

Thank you for all the advice, i'm going to read those blogs tonight. I'll try and look for a group to join in this area. I figured wholesaling would be a good way to build experience while building up a little cash for my own increments.

So the act of getting a property under contract and than selling that to an investor is called wholesaling? @Account Closed
