Assignable contracts?

I'm new to investing and my wife and I are about to rent our first real estate property at about a 20% cash on cash return if I've used the website tool correctly. I'm not getting enough cash flow to purchase a bunch of properties at once. I've seen a few posts and even read a book on assignable contracts but how does that work or is that something that is realistically done. If it is how does the pay work, how do you get started, where should I start, ect? Thank you for your advise.
