I took the leap with my partner in Jan 2020 to go full time in Flipping. Best thing I ever did. We both left 6 figure cushy jobs. We loved the freedom that this brought.

It was pre COVID so we dealt with some ups and downs but it has been amazing. It isn't always easy...you have to be organized, market yourself, and run a real business. I wish I would have done it sooner.

When I first got started I did 10-35 per sq foot. All based on the size and scope of the rehab.

$20 seemed to be the most common... bathroom rehabs, paint, flooring. Heavier ones got more per sq foot.

We dial it in a bit more now to tighten up numbers so we don't rely on sq foot numbers.

Tax assessments are a good guideline to start at for what ARV might be.

For example - the ones that are at 500k for comps, what are they assessed at? 400k or so?

If that is the case, what is yours assessed at? If it is 300k, you may not get 500k ARV, Maybe would be low 400s. Don't be afraid to make your RE agent do a CMA and get the comps for you too.

I really look at neighborhoods and recent sales because some buyers like school districts and certain neighborhoods more sometimes. A house two streets away could vastly different in price because of its location.

Before you buy, nail that ARV. As I like to say in Flipping, you make money when you buy it.
