Good afternoon BP friends,

I just received refi money from my first BRRRR strategy deal. I am now looking to get into the MF space with a goal to acquire 2 MFR's by year end. I've been searching on my own in Jacksonville and have not had much luck finding what i want so i have decided to expand my search and get an agent. I am seeking real estate brokers/agents in multiple cities to include:

Florida- Jacksonville, Tampa, Orlando, St Petersburg

Georgia- Savannah, Atlanta, Columbus, Macon, Albany

South Carolina- Columbia

Ohio- Cincinnati

If anyone has any Broker/Agent references it would be greatly appreciated.

Quickenloans works very well, as long as you've owned for longer than 6 months, the process is very easy, you can get to closing in less than 30 days. They want over 600 credit limit, however, they are more concerned with debt to income ratio.

I Would've used them but I owned the home for less than 6 months, went through the entire process 2 weeks ago though.  Read my old posts  or PM me for more detail.

I read your profile, I assume you were stationed out of Mayport. My dad retired there and I lived on base for 4 years. Great times!

Hey BP friends,

I bought a home for 25.5k, put 32k in renovations, all in 57.5k, and got it appraised at 100k.

I was going through a refi process with quicken loans, i worked with them for the past 3 weeks completing the process, i paid for the appraisal, an inspection, and did everything else they asked me to do. Yesterday, they called and said they can only give me 75% on the purchase price of the home and NOT on the ARV of the home (ARV=100,000). I have to wait until the seasoning period of 6 months passes before they can approve for the ARV. Thats 3 months from now.


I'm pretty upset that i waisted all that time when i could've been searching for someone else to do the refi. 

Any ideas? Anyone know any lenders that i could get 75% LTV with no seasoning period. I've been calling around today and am not having any luck.
