@Bill Gulley That cropped up 2 questions for me...

1). What's a HUD (Heads up display?)?

2). Based on your description a townhouse could then show up as a duplex or four plex so that a separate address attached to the same building could still be considered a "four plex" even though they are all owned by separate people.

That would mean that my idea of marketing to people living in one of those that don't own the other units might not have tenants, right?

Some of you have, or do, live(d) next door to your tenants. What are your top 3 con's from that experience or at least 1 thing you might not have thought of that would have been an issue.

I'm working on copy for a multiplex (2-4), owner occupied, direct mail campaign and would appreciate the help. Maybe you were super glad you got out of there because....? Thanks!

Well Rick, you pose some good questions. What do you call a mixed group of duplexes through four plexes? Also my hope would be that my targets are either already thinking about where they want to go, and just need that little nudge, or my message gets them thinking about it. That actually gives me an idea for my message. Thanks!

I signed up with a monthly membership where I now have access to lists similar to listsource from AgentPro247. I don't have a ton of money to invest into my marketing just yet, so I figured that postcards that I print at home should work just fine. @Bill Gulley , what do you call 2-4 plexes? I looked for lists of addresses that would give me a reasonable (under 100) number of leads that I could start mailing to. That ended up being 2-4 plexes that are owner occupied figuring some of them might be wondering what the hell they were thinking but now feel like they might be stuck because they have a tenant or decided to "rent" to a relative or something. I'll see if I can't distill another list down and see how much I have to put towards postage. I don't want to do this half-assed, but I need to start figuring out how this all works and what I need to do to make it successful. I should be getting my first round of "business cards" that I'm going to start using to go canvas neighborhoods. I'm using the list website to find areas where if I canvas I'll stand a better chance of hitting some houses with a lot of equity. Later I'll send letters to the absentee owners in those areas, maybe I should do that in this round too. That is what's meant by "farming" an area right?

Welcome @Adrian DeGraff ! This is a great place to learn and share, in case you hadn't already noticed. Have you already been doing deals or are you just looking at getting in? I'm sure everyone else will tell you about the things you should and can do on the site. On Tuesday there's also a local Real Estate Investors Association meeting at the Golden Corral in Cary. It's the sub meeting for RTP south, including Cary. You can't put links here but you'll find it if you Google TREIA (Triangle Real Estate Investors Association). Anyone here ever have issues signing up for AgentPro247 because they don't have a Realtor's Licence? It won't go through. I saw a video put out by @Seth Williams where it said to put in Investor where it asks for your number, but it won't work. Anyone else encounter this? I tried calling the support number, but they're closed for the weekend. Hope someone has overcome this. Thanks in advance!
