Erik, great advice! What parts of Springfield are you getting the 1.7 - 2.2% returns? Mostly north of Chestnut? Single family or multi family?

I personally recommend not doing this for several different reasons, many of which are outlined in this thread HERE.

However, I definitely recommend house hacking with a duplex - just live in the other unit!

I'd also appreciate input on these other two factors as well:

  • Are there any other fees to run a property as a rental in Springfield? I know some towns charge landlords an annual fee.
  • What is the standard vacancy rate most folks use in Springfield?

What type of taxes are typically charged on rental properties in Springfield, Missouri? Are there taxes other than a county real property tax? Is there a city tax? School tax? Anything else?

I’m going to be investing in Springfield soon and would like to get a good idea of what to expect. Thanks!
