That's something for the Purchase Agreement. Like Russell said, they're like $20 each but would be grandfathered in (I live in HarCo) and CO detectors are only mandatory for rentals.

Looking for a lender to immediately refinance a rental! Owner financed rental is running out of time and, so far, everyone has said that the loan amount is too low or the area too rough. This is my second rental and 4th contract.

I contracted 1154 N Longwood St. Baltimore, Md 21216 and has a Section 8 renter paying $1,473/mo. The price was for $55k, I owe $46k on it, and it's right around $60-62k in value. I've had several people run credit, for approval, and has impacted my credit score.

I'd also like to find a lender to give POF and can work together to bring 2018 to fruition. I'm attempting to have 3+ more b/h in the next 8 months or so.

Nope. (1950*12÷260000) comes to a cap rate of only 9%, for one .. And the details are still undetermined. Too much risk for me.

Owner paid $300k 12 years ago, put $100 into it and realized they couldn't develop it into an apartment complex. Yay me. Now, it's overgrown with woods, there are 3 houses and 1 of which looks like a 1700sqft duplex with plywood on the windows; there are 2 houses that are rented under value and total $1100/mo. $185k?! The entire lot is 4 acres. (3 houses, 4 acres .. How do you even comp that)

1700 sqft home for 185 is pretty typical, here. Busted 1700sqft home with 2 leased homes on the property, not so much. In this area, a 1700sqft house on <.5ac goes for about 99/sqft for GP. $168,300?

I need help funding this deal. I'm tempted to ask the owner for $165k and 3% back. I'm trying to do this with little or no money down but this isn't her first transaction.

I need information on an irregular loan 3 houses on 4 ac. 2 are rented and 1 is borderline tear-down, but it looks like a duplex around 1700sqft. Overall, potential rent is 3800 without renovating the smaller 2 houses. 

Running out of funding options.
