@Gabriel G. is holding one on Feb 3 in Pasadena. There's a meetup.com about it. Check him out. He's former Marine, agent, investor and has a few others that are going to show up. It's a Wednesday but I'm hoping that he does it on a weekend (hint hint). I'd love to get a Military group together, thinking about it.

@Russell Brazil, Gaithersburg has been mentioned a few times and the distance is about 90 minutes from me :/ I did go to the "Mad Scientist" Real Deal meetup and that guy seems like it's another day in the park. I want to be like that. I'm going to have to get to these other groups but wish we had something a little closer to home. 

@Linval T., thanks for the links. Me and my gf are still blowing through readings, have keywords set up and running out of podcasts to crack open ... We're just paralyzed because we have 5 kids to think about and taking a large hit will be devastating. It's a huge guess on who to talk to and what to do when something goes on. Our contact list is so small and there are so many options. I'm looking through the forums trying to see a few, true, step-by-step stories to really see us through this freeze. 

Since this got posted, I have several REA, investors, even an offer, and finance options in my inbox, locals looking to give advice .. I'd say this post helped enough to tighten the tracks and put us on course.

I know there are a lot more people in Maryland that only deal with Maryland and want to give help or get help. The truth is, where are you? I see hundreds of California, Georgia, Florida, Detroit .. Let's get this together. What do you offer or what are you looking for? Digital business cards? Looking for partners? Similar interests? Favorite colors? Any advocates for rock climbing? I'd love to rock climb in Maryland. Who likes to skydive? I have a friend that might need some sponsors for his ALS jump fundraiser.

I'll start this one off by saying:

I'm Dan Waugh, with Legacy Investments. I got into BiggerPockets because me and my gf/partner are looking for all the advice we could get to make a better situation for our kids and family. I have 1 rental and it's a pain but it works. I want to find lenders, brokers, mentors and Maryland REA and lawyers that can keep me from problems. I'd also like some Maryland pro members to organize a brunch on a Saturday or a coffee just to get to understand the people on the list. That would be awesome. I'll pay my way, and the host. I also like red and black, and I've done a 10-2 in California but haven't rock climbed since I got out of the Marines.

There's dozens of houses that are ready to be bought. Most are in Baltimore and will require some extensive weekends, if I do it alone. My girlfriend/partner is a go-get-er and knows how to swing a 9 oz hammer but with all these houses, some are posted with the AVR and rehab costs, plus comps. One guy is selling 6 homes for 30k cash or 150k total for the 6 (buy 5 get 1) and the rents are 7-900 each. To me, that means that he's collecting up to $4,200 on each one and, theoretically, if I could find a lender .. Essentially, the low end would pay all the mortgages and give me nearly 2k/mo. I'm not sure about all this, though. 

Is there any advice? Maybe a lender or partner that could be paid off later? Dying to do something next month and get out of my shell.

I didn't see these replies !! 

I'm new. I have 1 rental. Me and my GF are trying to get big into this for 5 specific reasons, names I won't post. 

It's overwhelming. There's like 9 financing options, 10 research options, 5 sales options ..... And each deal can be any combination. Those are the ways I've written them on a bubble chart and it might be wrong. Reading and writing are so lengthy, and it's not that I'm afraid to do something ... I'm just not prepared to do something the wrong way. 

I need to see about a meet up or a group, maybe one not registered. Me and my GF can come to it and understand everything. It's not just helping us, but we can surely come to some type of terms for further education or understanding. We're having a hard time knowing where to start.

Could you elaborate being it that so many of us are illiterate on this? NPN? Was it through a realitor?
