Kim Handelman Can you clarify your post a bit. Are you saying the management company for the association also handles the management of the leasing, meaning they collect rents, take maintenance requests, pay bills, etc. and then pass along the net to the owners? This seems odd to me. In my experience condo associations will have a management company to manage the association maintenance and expenses, but I've never seen them also handle the owners' management as well. My other thought is that the prices are on the lower end because they can't be sold to most owner-occupied buyers that would be using mortgages because of the high ratio of investor owned to owner-occupied units. This could be good for investors, but bad for the other owners in the property.

Hi Steve Meeker Sounds great and welcome to BP! Quick question, while you have the free time now, do you expect to continue having the free time to renovate/manage your 2 purchases per year once you go back to work? The reason I ask is because it may be more worthwhile spending the free time you have now to find, meet and work with people that could make up your team in the future so managing them will be a lot easier when you have less time on your hands. Just a quick thought I had while reading your post. Either way will be great experience and building a portfolio will do much more for your long term wealth than a regular 9-5. Good luck!

You didn't really give us anything to analyze... Typically to analyze any kind of deal you should know purchase price, income in place, renovation budget, potential income, expenses, carrying costs, financing type and costs, etc.

To specifically answer your questions, I don't think it is worth going to a brokerage to get your license and don't worry about your resume because it seems odd having to apply or submit a resume to a brokerage, unless like I previously mentioned it is a different type of salaried position. While most job hunts consist of putting a resume together, applying to a position and then hopefully getting an interview, etc. real estate agents don't really work that way. Typically the more agents a broker can bring into their office the better, so you are the prize, not them. You are the one interviewing them for how they can help you...

Go directly to one of the schools that offer the pre-licensing courses, they will prepare you for the licensing tests and walk you through the process of getting your license. Once you start taking the classes, set up meetings with the managers or owners of some of the local brokerages and ask them about the kind of training they have for new agents, if it is possible to team up with more experienced agents or a team, etc. Let me know if you want to talk more about this, but it is easier to discuss than in a forum like this.

Also, just another note. Getting your license isn't exactly cheap. Between the course, testing fees, license fees and joining the required National, CT and local chapter of Association of Realtors, and the MLS you are probably looking at about $1,500-$2,000.

To be honest I am surprised it has been so difficult to find a school for licensing classes here in CT. In CT you have to get a Real Estate Salesperson license, which requires a 60 hour in classroom course called Principles and Practices, an application, fee and passing a test. By the time you finish the course you will need to have a sponsoring broker, which are the companies you probably know (Raveis, Century21, Remax, etc.) From what I have seen it is typically the offices that are trying to recruit agents, not the agents trying desperately to find an office unless you're trying to get a job at a larger company where it is a salaried position requiring a RE license. 

Some schools do a better job with the classes than others, the school I went to is great and I'm still friends with the lady that runs and teaches the classes and occasionally teach for her as well. I still use her school for my continuing ed requirements even though I could do those online much more easily.
