Hey everyone,

I purchased a mailing list a few months ago from Listsource.com and was annoyed how I could only pay using Paypal. So I was about to purchase a new mailing list today and as I was about to hit the purchase button I noticed a little ad saying to call for discounts. After speaking with a sales rep for about 5 minutes they told me that because I set the account up myself through their website I could only use Paypal, but that he could switch my account over to a Sales Account which would allow me to make purchases on my business credit card and give me a discount. I just remade my list and with the new discount it is going to cost me 50% less than it was before and I can use my credit.

Long story short (too late) CALL LISTSOURCE SALES NUMBER TO SET UP OR CHANGE YOUR ACCOUNT!!!!

Meriden could be a great place for a new investor as prices are little lower than other areas of the state and there is a lot of long term potential with the downtown/transportation redevelopment that are in the works. Good luck!!

I think as long as you don't represent that you are the owner I don't see a problem with it. You may need some sort of representation agreement, but if your contract clearly states you can actively market the property I don't see why not.

In CT leases automatically go month to month after the term unless you do something different in writing. I use the following language regarding renewals... a. For intention of renewal of Lease, two (2) months notice must be given in writing b. The option to renew this Lease is at the discretion of me (Landlord) and upon new rent terms.

There is also a Southern CT REIA that is in the process of being formed, but they currently meet at the Fairfield Library. You can find out more through their Meetup group.

This blows my mind. If the law is going to force business owners, landlords, and others to accommodate people with these dogs, they should absolutely require the people and the dogs to be professionally trained and for them to pay for such accommodations. If a dog damages the property or disturbs other tenants they should be financially responsible just like someone would have to install and then later remove their own grabs bars or accessible fixtures at their own cost (at least in CT). Don't get me wrong, I can see the value in these dogs, but this is a little crazy.

This may be specific to my area, but in CT you are limited to collecting three months up front (two for elderly) no matter what you call it. First, last, security, pet fee, etc. doesn't matter as long as it is less than three months rent. So typically to avoid this question I collect first and two month security, state up front the security can't be used for last months, and then remind them again when they give notice. Then if they do it anyway I charge late fees and keep it from the two month security deposit.
