Who has a favorite auction site for buying investment properties? Going to start trying my luck with the site unseen suckers. Just go an account with Auction.com. Just wanted to see if anyone else had some good experiences with other auctions out there.

Does anyone use a good virtual bookkeeping company that is familiar with the real estate business? It would be a bonus if they could integrate with Buildertrend too. There are so many out there, so just looking for some recommendations. Thanks!

Agreed! My wife and I listen to his podcasts and have read books and blogs. I know that his course isn't real estate specific, but we're wondering if anyone has applied his principles to their real estate business and had success they can relate back to what they learned at this course.

Has anyone out there in BP world has been to a Tony Robbin's Business Master Program? My wife and I are considering going to the one in January in Palm Beach.  Curious if the concepts are applicable to the real estate industry? Curious if the coaching calls included with the event help with implementation of what you learn at the event? Any advice is appreciated!

I do not intent to occupy the property. Bank financing does not appear to be an option for me at this point due to my debt to income ratio. So the private money then cash out refi does not look possible as i originally thought. I would love to here any suggestion or connection you might have @Robert Ellis

Thanks @John Horner I appriceate the response. I will just keep looking. I got a list of all the banks in central ohio. Got a big glass of water and a protein bar. Going to burn through as many numbers as i can.

Hello everyone,

I have been flipping and building new for the last year and a half. I came across a property that I would like to fix up and hold as a rental. initially I had intentions of using private funds then do cash out refinance to pay back the money. the best refi. that i have came across is 70% of after repair value on a 15 yr. fixed, but I have to own the property for 6 months. I would love to recieve any recommendations for more attractive financing structures. Also, would love to hear from any lenders out there. If i could get into a fixed right off the bat and not need private funds, that would be great. If that is even possible.

Thanks @Rob Harris. That's a really great point about the timing needing to be perfect - most people looking to build are probably already looking for a builder not just waiting for a mail piece to arrive on their door step. My time (and money) could be better spent targeting the owners of vacant parcels with a new build proposal. Appreciate the feedback!
