@Justin WorleyCFRI is monthly, first Wednesday  of the month at Edgewater high school and GOREA is the last Thursday of every month at the Altamonte Springs Hilton.  Great places to interact with like minded individuals.

@Jared S.I work for a wholesale company here in central Florida.  We deliver numbers like that to our investors all the time.  With that being said, we also buy good deals for ourselves when we can.  Can't buy them all unfortunately.  I began as an investor prior to working for my company.  The policy was I couldn't purchase any properties for myself for the first year so I would soley focus on building my investors list.  Brought a couple of tears to my eyes as I watched the deals come across the table.  Bottom line, if the information a wholesale company provides you doesn't come close to the estimated numbers after rehab and closing, you're not going to trust them to buy another one.  Do your due diligence and make sure you work with a group that focuses on quanity of properties sold. They are the ones that will be counting on you to come back to buy more from them, so to balloon the numbers is not only an injustice to you, but to themselves as well.  Best of Luck!

@Connor Martin.  Estimating rehab costs becomes an art after a while.  Always attempt to overestimate for your investors, if it comes out cheaper, you're a hero.  Never sell the rehab costs short.  There will always be something lurking behind the walls that will end up costing your investor money.  Since you are new to this, I do recommend you use a contractor to walk through properties with you until you get a good understanding of costs.  Try to find a contractor that will work with you and you can refer them to the investment buyer to do the job.  Most important thing again is not to underestimate.  Eventually, the true rehab cost is going to reveal itself.  Make sure you're looking out for your investor's best interest.

@Larry Griller I have used Bridgewell Capital personally for my investments and I have sent a lot of my investors to them as well and have been very happy.  The percent a points vary from time to time.  Depends on how flush they are usually.  They will also lend on rehab costs as well.  Let me know if I can answer any other questions or if you would like to compare with other lenders our investors use.
