Tim, thanks for the info. I will surely check into those sources. Now that you mention fish and game, that sounds very familiar. I hate not knowing who to get ahold of. Haha. Thanks again.

Rick, I will get a hold of the local assessor, our county's websites are really good so i will start by searching there. 'use value' sounds like it has potential. The property is not subdivided. It is heavily wooded in some parts, with a water feature. There is a couple existing (old) structures that I have a feeling would need to be demo before being able to apply for any type of conservation type classification. THANKS again!

One of our development projects (assemblage) is about 8 parcels. Now obviously this is not fun to pay every year. I have a couple questions.

Does anyone have experience with some sort of agriculture agreement with the county/state that allows for a tax free property in exchange for a promise to not develop said property for X number of years. I have heard of this concept, but am not sure where to start. Dept of Ag, DNR, etc??!?!

From your experience, does combining parcels (filing a plat) reduce or increase property taxes? (in general of course)

Any other suggestions? Thanks guys!

No money upfront, GC's invoice the client every 2-4 weeks approximately. These are on large retail refurbs ($2m+)

On smaller scale SFR refurbs I have done, I pay each sub upon completion. No reason for you to pay up front, especially 50% :shock:

We do dozens of Kroger stores every year, and Kroger usually bids it out to at least 3 GC's per project. Three seems to be the popular number.

Please remember that the lowest price is not always the best price. If you have to pay a percent or two for a more experienced GC, its usually worth every penny. (This goes hand in hand with a couple posts above mine)

Yep, sounds like its ready for step 2 (development complete). I will step out on a limb and ASSUME :shock: that if all roads have been run: all utilities have been run also. Maybe the power company has not come out and installed lighting?

Sounds like you need to find a builder to purchase the lots. Atlanta is dead, I have not heard of many people buying lots around here ATM. Where is the property located?

Let me know how that CD is.

Becuase i have found the majority of the issues to come up in a project are location specific. The code for that area causes alot of issues. Basically I see sooooo many different issues pop up, and cant imagine one CD being able to cover everything or even remotly close to everything.

Really to get started is to build a network with people that you will need. GC, lender(you), county officals (zoning is a biggy), builders, a GOOD civil engineer (i cant express how important it is to have a GOOD one), etc etc. Once you do that, its time to go land shopping. I have made some various posts on the intial DD required for a piece of property else where on this board.

Its going to be a HUGE learning experience. Maybe for starters you buy property that is ready to turn dirt. I currently am selling a 27 lot subdivision undeveloped with fullsite LDP, full permiting, etc. This would be a slightly easier way to start off.

There is endless amounts of problems you could/will run into, just roll with the punches :D

I hope this made sense, writing is not my forte.

get a copy of you local zoning code, and see what zoning you would need to aim for in order to do what you need to do.

The actual physical layout, will it work? You looking at a little under 11K sqft lots when divided equally. How to you plan on access the second lot? (share drive or its own main rd frontage?) At minimum zoning is probably 2.5months.

As far as your question about "is it worth it", you dont have enough info yet to decide that. if you were in my county, i would put my money on it not being worth it. But find out some info, post a plat if you like (we can have a look at the physical part), post what county and state you are.

You should ask one of the forclosure experts on here.

But yes, you should be able to make an offer on the house while its still a pre-forclosure. There are several methods to approaching this. if its not listed in the paper yet it might be tricky to find out the lien amounts on the property. One way is a quit claim deed, which some frown on, and another could be a suject to you paying the sellers note.

There is no reason you cant do a conventional closing (that i know of), but remember, the seller is broke and will need ask a price that will cover all liens, so he can walk free and clear. Why not offer him 1000$ for his house and have him quite claim it to you? (both parties win, seller is free and clear with 1k$ in his pocket, which is hella better than he would be a month from now after the auction; and you hopefully get a decent property for a decent price)
