All typical issues with the construction process in this day and age. It's why you have a healthy contingency line item.

its true you can structure your contracts to pass these risks along to your GC, but they will charge you more for it.

if your manager is hustling to get your project done both fast as possible and as close to budget as possible then that's a great start. There is always room for improvement, and this process is highly imperfect. Pricing is climbing daily, sub availability decreasing daily, this is common place; you have to expect it and find someone that can help you adjust on the fly to these issues and keep the project moving. If your manager is doing that, chances are you might be in good hands. Keeping your expectations of the process realistic will lower stress, and help you budget and forecast more accurately.

Hire a consultant that is familiar with your project type, that can help guide you through the process. Greg's post is spot on as always, but you are not going to get the detail you need to successfully complete this project without hiring someone. Its a million step process, which at any point can go south.  The fact that you own the land already only raises the stakes. Even financing is probably going to be difficult (at least in my market, and you are not that far away) with out a resume to support you can handle the project.

Not trying to scare you, just seen too many people through the years get ahead of themselves on a project and waste a lot of time and money.

And remember if you are planning on using leverage in your business ventures, chances are it will be personally secured (especially early on) Meaning even though you may not be "using" your home equity, it is still at risk. 

if you are operating all cash, this would not be the case.

I have probably bought 100k of stuff through build.com in the last year. If you want me to set you up with my rep let me know.  I use them for fixtures mainly, and have gotten great support. 

my pricing is great too. They are owned by Ferguson, so it's a very big company.
