Definitely a great option.  I’ve used my heloc for investment properties several times now.  It works great!   Make sure you can cover the interest only payments with the investment and go for it.   Typically I like to get it fixed up or generating $$ in the first 3 mo then start the refinance.

I’ve been an officer for the last 7 years.   It is a great job and the shifts make it possible to spend more time doing what you really want to do.   We work 4-10hr shifts.  If it weren’t for that I wouldn’t be doing the job.  

I also have my real estate license which helps fund the deals. I don’t invest in Oregon as of now.  It’s too expensive and the returns on rentals aren’t great. What part of the county do you live?

Thank you everyone who gave input.  I created my own doc and it turned out great.   It helps to see what others have done.  I dont want to look like a clown right out of the box.   They will discover that in time Im sure.....

Does anyone have a change of ownership fillable form?  I just purchased a rental in Indianapolis and need a form to send to my new renters   BP landlord forms doesn’t seem to have one.   Any help would be appreciated!

I’ve got a property under contract with what I’m being told is a bad sewer line under a slab foundation.  I’m getting it scoped tomorrow, but I’m curious if anyone has plumber recommendations in Indy and has had this experience themselves???????    I know it can get expensive especially if the flooring has to be torn up.  I also heard a “belly” in the line has to be torn out completely to fix the issue.   Any advice and recommendations is appreciated.

Thank you all for the input.  I hear furnished finder is the place to find them or rather them find you. I don’t get why they would want to travel with pets either and it is a concern for me with pet damage. 

Are there companies that rent exclusively to med professionals  that you know of ?

I am thinking about setting up some fully furnished professional housing in the Indianapolis area.  Im talking 30 day or more leases not Air B&B.    Is any other BP family doing this and if so please share your experiences.  If there is any traveling nurses on here I am especially interested in marketing to nurses and Im very curious how this rental model will work out.  Any advise is appreciated.
