To clear statement, there will be little to none noticeable bump to residential in LA. Bump right around Staples for businesses

How much money did he bring to Cleveland? How much did a championship bring in? I am sure there is truth in this, if attendance jumps- people eat around the stadium and also vacation to LA to see the possibly greatest player. I am too far from LA to feel this bounce but definitely believe there is upside to this as there is with Olympics/World Cup being in a country

I will try to be open-minded for a healthy discussion as I hope others will be. My main question is if we are having a house shortage, rent control limiting rent would only make the problem worse? The argument “everyone has a right to shelter” i can agree but I do not think everyone has a right to live in Manhattan. Supply and demand. Not everyone can sit front row to the concert. I do think there always most be compassion for those with less and why we have section 8 etc. maybe I am not seeing it right but just my 2 cents

Really depends on the specific HOA and the specific unit. Some HOA are great, some now so much. Here is just a few pros and cons. Pros: -Most major cap ex fixes are covered -A lot less to rehab if bad tenants - great HOA can fend off bad neighbors Negatives: -If problem happens between units can be a headache -tenants tend to not stay as long -bad hoa can cause some issues There is many factors for you to determine- each situation is different
