Post: How do you pay your cleaners?

@Kevin Luttrell similar to Ryan, I get an invoice from my cleaners each time the clean is done. It has a specific date, invoice number, and I have recently started asking them to do two things:
1. Include the property name in the title of the invoice

2. CC my bookkeepers on every email or invoice they send me. The bookkeepers then assign the cleaning cost to the correct owner's statement to be reimbursed at the end of each month.

I pay them through Venmo in a bulk payment every couple weeks, which is linked directly to my Operating Expense account to pull the funds from the OTA payouts we receive. Hoping to make that as easy as possible.

We may switch to Breezeway soon as we're expecting to onboard another 3-4 properties soon and this method may end up being too cumbersome.

I second Andrew's thoughts. Managing 10 units without a central PMS seems like a logistical nightmare and headache you want to avoid as quickly as possible. Centralizing your staff and moving parts in a single system will improve your operations and guest experience because it will help minimize the chance something will fall through the cracks.

I love the MInut sensor. Given that it's synced with my PMS to automatically send SMS messages to the booking guest when sound levels get above the quiet hours thresholds I've set, it's been terrific.

I haven't had any issues with the smoke sensor, so far. Guests have been good about obeying the smoking outside rule.

The other feature I like a lot is it will track how many smart devices are in the building based on the number of sync signals it detects. This is a separate method besides using my WiFi router to monitor how many people may be in the house since we have a "no parties" rule. It's not 100% accurate because one person might have a smartphone and one or two tablets, but it's one more data point that helps me keep tabs on my owners' properties.

How polished are you at handling rejection and maintaining your confidence and optimism in your pitch to clients despite it?

If you're coming to the table without a background or history in real estate and short-term rentals, make sure you're confident in why you bring value to the table that others in the business wouldn't. This goes for the competitors you're going up against and other co-hosts in the area. Good luck and keep that optimism!

Hello realtors on Cape Cod! I'm looking for folks on the Cape who market investor-friendly properties, particularly investments friendly to STRs. I run a boutique STR management company and would also like to invest on the Cape myself. Thanks Matthew!

Been doing that with joining as many FB groups in the area of work as possible. I'm reaching out to owners I see in forums talking about difficulties with Vacasa and Evolve and getting my company out there along with reaching out to realtors who are listing houses on the Cape as vacation or seasonal homes for buyers. 


As far as being ready: my background is in retail and hospitality operations/systems management, which I've carried over to my business. I am a huge believer in automating as much as possible so I can be present when issues pop up. I have my business set up with automated comms and marketing tools for when guests are on property and then after they stay. For the parts of real estate I haven't been exposed to yet, I've worked in Mike Sjogren's group for the last few months to learn and get insights on that side of the business.


Community-wise: what's your favorite forum on here to talk STR's?
