@Rachelle Rayner, go ahead and contact Nate Miller (message me and I can give you his phone number and or email address). I've used him for the last 4 years for various rehab/remodeling projects large and small. He's dependendable and his prices are very reasonable! You can let him know I referred you.

I agree with @Omar Merced, it's very hard to find a reliable and dependable GC  in town. There's alot of scam artists that takes your $ and does nothing.

I have some real estate holdings in Southern California and so I tend to watch the market pretty closely. According to http://www.car.org/marketdata/data/haitraditional/HAISoCal/, the affordability has drastically decreased in the last 2 years and it's a downward trend. Some of the properties have increased by 10% in price in a mere 3 months. What do people think about that? housing bubble? Time to sell?

The Las Vegas market is interesting. My opinion is that you would only buy for cash flow and not for equality. The graphs I've seen have not shown appreciation over 10-20 years period. Just my 2 cents.

Post: Calling all female real estate investors. Are there any?

It's very true. I have met many female professionals in the industry over my 12 years investing in real estate but very few are investors. There are a large number of female realtors but when I ask them if they invest they always tell me no and no one could ever give me a straight answer on why not. There are also very few of female entrepreneurs in the tech world as well. My guess is that women are generally risk adversed and real estate is 'too much' risk especially after the bust in 2008. Women tend to be more self critical as well and we talk ourselves out of deals that we could have easily done and succeeded. I started investing by accident in 2004 on my first purchase. Fell into it without knowing anything at the young and dumb age of 22. 12 years and many mistakes later, I'm "financially independent" and my rental income is enough to support a reasonable lifestyle. Just my equalities alone is enough to retire off of. I really wish there would be more female investors out there because women are generally more prudent and diligent.

Nevada Legal News is the source, you can pay ~$150/month to get their foreclosure auction list and I think the tax lien sales are on Fridays at their location downtown Las Vegas.
