You can try contacting a real estate broker or agent, they can pull title on properties.

I agree, OC and SD will likely not approve of rent control, it's very Red in those areas.

Hi, I'm looking for an escrow company in the Los Angeles area that handles owner financing transactions. We need comprehensive service including drafting the note and preparing a simple purchase contract in addition to normal escrow services. Thanks very much in advance!

@Greg Rutkowski Yes each condo does have a vote but during the crash of 2009, many of the condos were either foreclosed on or owners just stopped paying the HOA dues, so most of the HOA's were in the hole because they couldn't collect. That's the reason why they are increasing the dues. When you decide to buy a condo under HOA management, make sure you check their cash reserves and their finances.

Greg S. In California, our prices are extremely high, let me rephrase 'insanely' high but our rent doesn't catch up to our monthly payments, in actually having equity doesn't hurt our case flow. Let me give you a simple example: standard 20/80 conventional loan, monthly payments excluding maintenance is $3000. Now, rent is $3100, if you are lucky. By paying down the mortgage your payment becomes $2800 perhaps. Now you have more cash flow. I agree it's not good for leveraging to pay down mortgages but if you have negative cashflow on a property, that's also not a good thing.

I have properties in Vegas and we get a lot of elderly retirees in the area. I have an elderly couple in their late 60s also renting from me and they are absolutely wonderful. When I signed the lease with them, their son was with them and so I explained all the terms one by one to all 3 of them. He comes over to their house often to help out with minor maintenance and they rarely call me. You might consider finding out how willing is their children to help out. The best part about having elderly folks is that they don't move often, so you avoid turnover. In terms of refrigerator, I'm not sure what is the 'norm' in your area but in Las Vegas, most if not all landlord provides fridge, washer and dryer. I got all 3 used off of craigslist and it didn't cost me much. Hope this helps.

Hi Darren, Your thread is awesome and super helpful. I'm looking at rebuild costs in the IE. What is your general estimate on cost/sq ft? With permit costs? Do you know of any contractors in the Palm Desert area? Thanks in advance!!
