Hi Juanita. I can answer that.  Rehab Valuator is not a lead-gen software.  We don't provide seller data. There are many other programs out there that can do that though.  Rehab Valuator basically takes over once you a have a lead/deal and helps with:  deal analysis, property data, comps, offers, wholesale deal marketing, raising $, and full scale project management.  Hope that helps!

Hi Brennen.  How long ago did you try Rehab Valuator?  We recently rolled out Project Scheduler (Gantt Charts) and ability to create lender draw requests inside the software.  So you can budget, schedule, use in-app accounting to track expenses on each project in real time, draw on construction loans, and create reporting.  You can also store all bid and cost documents in the software.  Now I will say that general document tracking as well as contact management (including integrating with your subs and suppliers) is something we don't have yet.  I am adding to this functionality incrementally.  Any feedback you have for us is always appreciated!

@Jamaar Brown - can you email a screenshot of your Rehab Valuator inputs to support [at] rehabvaluator.com?  We'll help you run the numbers.  It's probably an input that's off - pretty easy to diagnose!

@Mike Hernandez - I created Rehab Valuator and own the company.  If you subscribed to the software, then you're getting emails from me on a regular basis.  I created this software 10 years ago and have been refining and evolving it ever since.

@David Robertson - i guess it's not enough to blatantly rip off parts of Rehab Valuator and my other software.  Now you have to personally jump into posts about it based on keyword alerts and pimp your own products.  Incredibly sad.  One would hope you have better things to do but I guess not.

Mike - always get multiple bids and get to know your local market and your local costs.  There may be shortcuts you can take but if you're serious about this business, go out and get your project bid out.  Preferably by individual subs so you learn what specific things costs rather than getting one lump sum from a GC.   Rehab Valuator will help you put it all together, figure out profitability on the deal, and a whole lot more but I specifically refuse to tell people what their rehabs will cost them inside the software.  I can't predict them and anyone that claims they can is full of it.  Plain and simple.  I do new construction projects and there are investors like me in my neighborhood who do similar deals and our costs even vary widely because of supplier relationships, specific finishes we use, labor costs, etc.

@Account Closed - we're been asked for this feature before but I honestly do not believe in explaining your offer to the seller numerically.  Ultimately, they care about the bottom line and so I always present my offer via a regular contract for them to sign.  I do know investors that take the approach you suggest and present a breakdown of comps, work required, etc to sellers and you can do that with out software.  You can basically give them a detailed rehab budget and comparable sales to supplement/justify your offer. 

But most of the marketing - the really effective marketing - inside Rehab Valuator is geared towards cash buyers and lenders.
