So I am very new to the business but what do you seasoned vets think about options regarding buying out of state to "hold" the property?

Hi everybody. As my mother always says when it comes to real estate "location, location, location!". I am a new real estate investor doing my best to learn the business. I am looking to buy and hold so I am looking for properties with the best rent to value ratio. What are good cities you would recommend researching. Also I live in Los Angeles (not a good area for cash flow) so I am entertaining the idea of buying real estate out of state. Would you/do you invest out of state and why/why not. I thank you. So I have been lurking around since I made my account and I am very impressed with knowledge on this board and the generosity in which it is freely given. I agree that the best way to get into it is to start doing. One thing I do know is that I need a mentor to help guide me. Does anyone have any advice on finding a mentor? I am happy to work for free as long as it helps me learn the ropes.

Neselle - I have read a few of Robert's books and I like them very much! I am definitely trying to further my education.

Thank you for the info everybody. It is funny you mentioned "gurus" Sherry because I just went to the $200 Rich Dad real estate training. I thought it was good (despite the obvious sales pitch) but I agree that I could further my education on my own without paying that much money. I will definitely try and make it to the summit. Greetings everybody! My name is Daniel and I am very interested in real estate. I have done some reading but I feel like I could definitely further my education. I am particularly interested in holding residential properties for cash flow but I am open to anything. Any advice would be greatly appreciated. Any book, seminar, strategies,would be great. Right now I am a sponge. I am very excited to be here!
