Location Location Location!

Hi everybody. As my mother always says when it comes to real estate "location, location, location!". I am a new real estate investor doing my best to learn the business. I am looking to buy and hold so I am looking for properties with the best rent to value ratio. What are good cities you would recommend researching. Also I live in Los Angeles (not a good area for cash flow) so I am entertaining the idea of buying real estate out of state. Would you/do you invest out of state and why/why not. I thank you.
