So after using the Fix and Flip calculator for the first time I realized the calculator asked the purchase price, associated costs and desired profit; however at no point did it ask for my expected tax rate. Anyone familiar if federal income tax has already been factored into the deal or does this need taken off of the profit amount given?

So with a recent tenant moving out I’ve since discovered that she had a boyfriend staying with her in my property. He was not listed on the lease but upon them searching for another apartment he listed me as his current landlord...even though I never met him. Since I’ve been at the property doing some painting he has had a TON of mail coming in, confirming this suspicion. The tenant left the apartment in good shape but has broken the lease by not having him listed as an occupant while he obviously was. Am I in the right to keep the deposit since the lease was broken or am I nitpicking?

I just got my first deal accepted this week and am now finalizing how I can best raise the appraisal amount with minimal costs. This is a SFR that currently appraises for $35k and will rent for $600-$700 as is, does anyone have any suggestions or go to repairs that they usually go with on homes at this price point?
