@John Underwood totally agree with making sure the ocean is in eyesight, whenever I visit the location that's always my top priority. After diving into the HOA fees I've noticed some include water, sewer, electric, WIFI, and even insurance factoring all of these utilities it seems to make some financial sense. Still struggling with the idea of how my 1 bd Air BNB will standout from the hundreds of others.

Hello all, I'm scheduled to head to the MB area within the next couple weeks and already have a ton of places lined up to check out with my realtor. Just looking to get everyone's take on criteria, condotels vs houses, and HOAs to help guide my search further. Would really appreciate any advice from anyone local or already investing in the area.

@Garrett Crosby, yeah I’m investing in southern WV, I grew up here and am very familiar with it. Price points are very affordable here, rents are decent, however population decline has been steady as well as a lack of good paying available jobs in the area. Just like any other areas there’s pros and cons.

@Evan Polaski, hi thanks for commenting on the deal I posted. You’re absolutely right I should have accounted for those or at least noted why I did not. Traditionally I’ve made a good routine of keeping all rental income in my business account and purely living off W2 wages. I assume 100% of the cashflow goes back into the business, ie Cap Ex, repairs, future deals. Might be a good idea for me to run these this way going forward.

I've traditionally stuck to long term buy and holds that have required limited repairs/ improvements and have not gone through the refi process as yet. Any input you all may have on the margins and or details of this BRRRR would be greatly appreciated.

@Jonathan Styer great advice here, thanks for your input! I believe I’m at a 12amp so hopefully we can add a few circuits for the heat/air unit without any big issues.

So after multiple days of researching this topic I’ve seen very few investors agree on keeping knob and tube wiring. I understand the additional safety concerns it can possibly bring as well as possible inefficiencies in a property. However I have now had 2 local and licensed electricians walk my property under contract and tell me to leave the knob and tube alone, “Don’t even think about redoing it, there’s nothing wrong with it and it’s not worth the trouble”. The wires seem to be in tact, there’s no insulation dangers present, etc. I know this goes against not only all of the discussions I’ve seen in the forums but EVERY YouTube video and google search I’ve ran in the last 48 hours. But can anyone justify this or defend this position?
