@Matthew Nixon my question would be do you want to be an electrician? It sounds like you’re going to work for years before investing. I was a realtor for several years but I let it lapse. I wasn’t investing at the time and I decided I didn’t like it. Now I don’t think I need it because I’m not looking for deals in the mls.

If I had advice on this it would be to make a plan. Where do you want to to be in 1 year or in 5 years. Then work backwards. It sounds like you’re good at research because of all the electrician info, but don’t get analysis paralysis.

If being an electrician is something would really love to do then id say go for it!

@Matthew Nixon I understand your position. My wife was always so uncomfortable with the thought of getting a second mortgage to finance our first investment property. We finally came to a comprise. She wanted us to be in the position to be able to pay the mortgage on the property monthly as well as our primarily residents mortgage in the even t doesn’t sell or rent. To that end we have been paying off credit cards and student loans quickly and have almost reached the goal.

My advice is to look at compromises. Good luck!

@Anthony Brancato I’m still new at this but I used to have my agents license but I let it expire before I thought about flipping. I don’t regret it tho. Most of the deals that I hope to do are from leads and driving around. The mls gets picked over pretty fast and with lots of competition. I don’t like bidding wars and in my city that happens too often.

@Joe Alford not to sound cruel, but at 102 does she have many years of life left? I’d keep her. Shes been paying rent, but probably won’t be for another 3-5.

@Cory Benhardt I’m in the same position. Going to start a part time job to save for down a down payment. Not fun but I know it will be worth it

@Jacob Walls anything with the word “holdings” sounds so legit. I created an acronym from my 3 daughters names and then put “holdings” behind it.

@Mel hinges are you able to put some sort of clause in a contract that cautions people against outside video?

I'm getting ready to search for my first investment property. I made an LLC and still trying to figure out if I'm able to qualify for a business loan. So I wanted to ask..

What was your first deal? How did you find it? Was it successful?

@Daria Sukhenko I understand how you feel. I have a date planned in my mind that I’m going to start officially searching an investment. Until them I’m trying to get legal questions answered. I’m nervous I’m going to break the law or something but I’m so excited to get started. Good luck! Hope this one works out!
