@Ken Latchers I guess I was thinking more out of the box marketing. In my area people will have mailers even billboards directing people to their vacation rentals. Take some add space in local theatre programs. Sponsor sporting events, etc... There are always more ways to market than just hoping your rentals will be seen in an ocean of ads.

@Phil Wrigley I have been looking into that area as well. The only real edge is in marketing and advertising. Not just relying on the VRBO site but figuring out how you can funnel people to your properties.

@Erik Whiting every comment on this thread is expanding my understanding of creative financing. I had not calculated the end sale of a rental into a negotiating point for an investor. Thanks for the info!

This makes me want to talk with my attorney to further explore these options.

@My Nguyen thank you for describing your sweet deal! If you dont mind me asking did the investor put in downpayment plus rehab? Is that why you structured your deal 50/50?

@Jeff Tyndall thank you for your advice! I hadn’t thought about it as more of a learning experience. I’m very interested in getting into the rental business and partnering would be the way to do it.

@Scott Morongell yeah, sweat equity is what I would be able to contribute. It sounds like a conversation with the investor on their expectation of the deal and perhaps compromising.

@Erik Whiting so given my scenario, the investor who puts in 20% could get a 20% cut of the rent or basically anything like that. Would you distribute profits based on what % was put in?
