@George Gammon I’m just really curious, now that you provided a second tirade about DR and his investment returns...what do you have against him? Are there any parts of his system you do like or think work?

And what is your goal for posting all this information? So that REI professionals will hate Dave too?

Stating your motive would be nice.

@Alex Ramirez I think the last time I rented the landlord would let you out of the contract but you had to pay the rest of the money they would receive by the end of the contract. Potentially very expensive to do but they were promised that money after all. Either way they were getting their contracted funds and anyone leaving could get out early.

If it were me I’d pay the extra and go month to month.

@George Gammon Dave Ramsey has done a lot of good for people getting out of debt, my family included. With that said, his final steps are really for people who want security for retirement. His program is designed for the vast majority of people who need to have money grow on its own. RE investing allows money to grow fast but it needs someone to facilitate that growth continually like adding to rental portfolios. Most people can’t fathom that. Dave is an RE agent and investor and knows RE is where the money is. Most people can’t wrap their minds around it though and need their money to grow passively sight unseen.

I’m not sure how Dave gets 12% annually. I would imagine he is pretty hands-on when dealing with his mutual fund investments. I had a friend who did 20% last year but he likes to check and changes things weekly. I don’t see why this is strange to people.

@Adam Craig wow! That yard goes beyond mowing. That’s complete neglecting of duties. I would say something and remind them it’s in the contract to maintain yard. No telling what’s living in there! Good luck.

@Daniel Andrews sounds like you’re making big strides! If you don’t mind me asking, you said you used a wholeseller. What are the ways you found your 3 deals?

@Jacob Rogers sounds like I’m also one of the few on here that would email her back. I would say something like it’s not our companies policy to release these documents. If you’d like a copy, you will need to have your attorney reach out to the PM company.

Since you’ve told her that the reference was a negative in her application process you could even say something like, since our policy is to explore prior residency you have to believe that what they say is accurate. In the event that it changes you would gladly run her application again and consider renting to her if you have another vacancy.

@Wesley W. I would speak with the attorney and ask what they would need. Maybe a letter wouldn’t help or maybe they would want something more official. If the tenant said her attorney wanted a letter then that seems more viable but simply your written word without proof of code compliance isn’t going to impress any judge.

@Lance Queen I like what @Dave Raymond said about relisting it. Have the agent take different pics to make it feel like a different property. Maybe they can take a video showcasing the flow of the house. Maybe have the agent host a broker/agent only walkthrough with snacks before relisting. Then when it relists do an open house within a few days to drum up foot traffic.

And ideally you have changed the price about 3-5% from the former price. This will also make it seem like a newer listing. Good luck!
