@CraigCurelop is the master of the house hack. I would start by reading all his blog posts on house hacking. And I would listen to and read as many articles you can on the BRRRR method, including David Greene's book on BRRRR. Start with those, and you should be able to find most information you are seeking.

Hey Amy, I am an investor from Tiffin. Currently have 4 duplexes here in town. For your first couple of investments you definitely want to make sure you have reserves in the bank. Even though you are rehabbing, you want to make sure you have enough for unforeseen problems. Glad you see some more  people on biggerpockets from Tiffin!

What are you goals? Are you looking to grow? If so, might be a good option to use. Like Patrick said, whats your ROI.
