To whoever may read this, i am currently an electrician and work for Con Edison of NY. I am 24 and have worked here for almost 2years and ive come to realize this is NOT what i want to do for the rest of my life, its very unfulfilling and i dont enjoy it. I am very interested in real estate and maybe even becoming an agent, but i dont want to leave my current job until i know for sure. Anyone have tips on how i can maybe dip my toes in? Specifically trying to connect commercial buyers and seller. Are there places that work weekend? Maybe even being able to just chat with a couple of you guys (Agents) and pick your brain about the job. Thank you!

Hello, I am new to house hacking. I am currently saving money and learning about the process of buying my first house hacking property (just finished Craig's book 👍🏼). I live in New York Long Island, I don’t have a specific neighborhood or area just yet of where I’m going to buy my first place but I do plan on buying a single-family home and renting by the room as to my understanding this is the best way to profit cash flow each month compared to the other house Hacking strategies. I am very curious in such an expensive market like New York & only putting down 3.5%-5% with a home owner occupied loan, is it possible to positively cash flow!? (Live for free, put money away for reserves and PROFIT each month!) even if it means the first year i live i pay a little of the mortgage out if pocket until i move out and rent the room i was in. I also read that there is a law in New York prohibiting more than three people that are unrelated to live in one single family home, limiting the amount of rooms I can rent and adding to my point, is it possible!? & is that law true? Thank you!

Quote from @Jonathan Greene:

The best places to start are a combination of local real estate investing meetups in your area (preferably ones that do not allow pitching) and listening to podcasts. You want to meet other new investors and ones who started last year because they will give you the best tips on your market. Podcasts are a great way to start, before books, because you can be listening in the car every day. BP's Rookie podcast is a great place to start to get the terms and the motivation. Where in NY? There are plenty of parts of NY where you can still do well, but it is tenant-friendly. House hacking is a great way to get started.

Thank you I appreciate the tips & will definitely check out the roomie podcasts! And i live in Long Island, Suffolk County. Grew up in Nassau County though.

Hello, my name is Danny. I've always been interested in real estate and I'm excited to start. I'm brand new to the world of real estate and im interested in buying rental properties as well as house hacking. But how should i be doing to further my education BEFORE buying a property. A few question i have is, i live in NY which is 1 not cheap (most likely will be getting a FHA loan) & also no landlord friendly, should i focus on buying a place outside of ny? If so, how far outside is too far? Lastly, when i am ready what is best for someone new to this all, house hacking or rental property or doesnt matter?
