I have a property under contract in Des Moines, IA that i need funding for.

Purchase price: $65,000

Rehab: $27,000

ARV: $137,000

Looking for a loan 70% of ARV to cover purchase price and rehab.

I have a deal under contract, $90,000 purchase price, rehab of $20,000 and ARV of $154,900. Looking for hard money lender to cover purchase price and rehab. Local lender I have been using has money tied up and looking to get this one funded and build a new relationship for this and future deals as well.

Occupied rental property with valid rental certificate recently renewed and rents for $1250 per month. Everything has been recently remodeled so is turnkey with no work for you to do besides to receive the monthly rent checks!

Low monthly payment with 10 year tax abatement resulting in $400 per year in taxes! Completely remodeled over last 2 years and has a valid rental certificate and is tenant occupied getting $950 per month.
