Hello BP Family!

2019 is finally here! It’s been an eventful year in the real estate landscape here in the US, full of challenges, surprises, and wins. As a method of encouragement and accountability, I wanted to raise this question for us: what are your real estate objectives in 2019?

Me, I’d like to continue growing my knowledge and network of colleagues and contemporaries to move closer to building a portfolio of real estate syndications.

@Jasmine Slivka Hi Jasmine, Thank you for posting! This is a great question. There are many benefits to setting up individual LLCs for each asset. Some of these benefits include simpler accounting, limited exposure to the rest of the portfolio, better insurance rates, etc. In fact, some lenders may require an LLC for each property, depending on the loan and property type. You may also consider setting up a “manager” LLC for you and your partner. This manager LLC can have ownership of the property LLCs. When you are buying a deal, you can purchase them in the name of of the property LLC. Some investors prefer this route, in order to simplify and organize their portfolio, believe it or not. This is typical in multifamily. Of course, I would advise you consult a securities attorney to help you structure your business in a way that is conducive to your goals. @Tj Hines Hi TJ, Thank you for posting! There are a few multifamily managers that come to mind in Florida that may be able to partner with you: Greystar or Bridge Real Estate Group you may consider. Thankfully, with Florida being an attractive market for multifamily investment, there are several managers available to work with.
