My first flip i bought using hard money. Didn't go as expected at all. A wholesaler brought it to me. bought it for 225k put about 60k in repairs, it appraised for 415k. I ended up holding on to it as a rental because we couldn't get the price we wanted. Found tenants that wanted to lease to own. they put down 30k and Then i refi'd and pulled out about 26k. To summarize, conventional is less expensive than hard money.

Due to the rapid increase in appreciation due to low inventory in SFH, they dont make for the best rentals from a cashflow standpoint as mentioned by @Bryan Noth, unless you buy unusually low. If your looking for cashflow i would suggest entering the small multi family space in C or C - neighborhoods (2-5 units) and entering SFH as a longterm equity play. I know for a fact Austin is appreciating at an insane rate. In Houston theres no shortage of properties and were forcasting to appreciate about 10.5% over the next 3 years according to Houston Real Estate Market Trends

The Real estate market follows employment on a local level. Texas has been leading the country for years now in job creation. As a matter of fact Houston TX is ranked #1 in the US for job creation. Houston's affordability coupled with its abundance of properties makes for a great market to invest in. Not to mention the fact that people from major cities (ie California,New York) seem to be migrating towards the less expensive markets. Highly suggest doing research on the Houston market

Hey BP

I'm an investor looking to fix and flip. I will be purchasing a property within the next month and several within the next 1-3 months

I'm Having trouble locating single family properties within the Houston Tx area. I am currently using one that i found on BP and he is great but we haven't had any success. Seems like all the deals get taken.

Any suggestions? 

And are there any Agents in Houston who would like to build a relationship ?
