Hey Andy

Theres a lot of factors that play into determining value. 

1.  School district

2. Proxmity of transporation to attractions and necessities

3. amount of rent you can charge

4. crime level

5. gentrification

6.taxes

7. population

8. urban, suburban or rural

Hey 

Houston is more suited for homeownership and long term living than it is for vacationing. However there are a few things that allow for plenty of visitation. It is pretty saturated here but theres still opportunity. Also with the rule that some eastern cities passed, where clients must book for at least a month at a time, it definitely helps cities like Houston. Coming from a person who owns LTRs and STRs, there are few things you be aware of when attempting to do STRs in Houston. 

1. Houston is well known for its medical center and many nurses and medical professionals come here for work. Focusing on STRs near the medical center will allow you to stay booked more often from people in the medical industry and patients as well

2. Anywhere close to bars, restaurants or any attractions is an obvious one. So Midtown, Hieghts, Montrose, and if you can find one downtown just to name a few, you shouldnt have any problems getting bookings

3. Of course any where near water is great. Galveston, Kemah, Lake Houston, Lake Conroe could be good choices to look for STRs properties. 

In summary, if you find any properties in the above catagories at a good price then go for it but if not i would reframe from making it an STR and just go for the multi- unit LTR strategy.

Happy new year Matthew!

Great question. i believe that Houston is a strong enough market that it will be able to survive without oil for some time. My reason for this is due to the strong healthcare industry here. Many people dont know but Houston is the home of the worlds largest medical center (Texas Medical Center) 

Add to that, that the cost of living for a large metropolis city is low in Houston compared to other top 5 largest cities. The influx of people moving here due to that and low inventory everywhere,, will cause prices to go up for a good few years at least. 

Aside from that, Houston many other thriving industries, ranging from construction to exports. Texas in general is a large economy, i believe Texas has one of the largest air turbine farms in the country. 

So in summary i dont really see Houston taking a hit because it has a lot more diversity in industry than it did a few years ago
