When doing a simultaneous closing the end buyers funds covers the A-B sale and B-C sale. So no a wholesaler doesn't have to bring any money to the table. I love this strategy and it works very well. You need to be careful because state laws can vary. For example, in Utah you need to bring separate funds for each close. This may be why you've heard opposing opinions on bringing funds to the closing table.

I am new to investing in the Broward, Florida area. I am looking for some house rehabbers to volunteer for and be of use to them however way possible. Hello BP, I am a 23 year old that is looking to get started in REI. I would like to work for someone as a volunteer in exchange for knowledge, and to have the ability to receive some hands on training. The only experience I have is from the books that I have read on REI. But, I am very dedicated when I put my mind to something. Currently I'm a waiter at cheesecake factory working night shifts so I have all of my days available. I am in the Broward area in Florida. Hello BP, I am looking to get into real estate investing. Specifically, I would like to learn the Brrrr method. I have purchased multiple books and I'm taking my education very seriously. But, for me hands on is the best way to learn. Currently I work nights as a waiter at the Cheesecake Factory. I would like to volunteer for someone during the mornings and help out with anything I can. All free under the circumstance that I'm actually learning something Of course. I have little experience but I'm a VERY hard worker and I'm passionate about this. I'm in the Broward area in Florida. Thank you

So once I get educated on this subject, I should scout for my own properties? Rather than go through wholesalers? Or Do a little bit of both, and when I go through a wholesaler I should just make sure that all the numbers provided are correct?

Hello BP.

After some research I believe that the BRRR method is something that i'm interested in pursuing. I am contemplating weather I should market for this property via direct mail, online sources, or yellow letters. Or link up with a wholesaler to find one. The only problem that I encounter is that I have no experience with construction.Therefore it would be difficult for me to estimate the cost of repairs. On the same note I cannot tell weather a wholesaler is "fudging" the numbers or not. What is the safest way I can approach the situation to ensure that I don't lose money?

@Thomas S. Thanks for your input. Yes a lot have people have been saying to increase down payment for cash flow but it was not making sense to me. So you just articulated what I was feeling. I'm just evaluating that to determine weather or not it is worth it to invest in my market. I definitely to not plan on actually going through with one of these properties. I'm just speculating.
