Hello BP.

I am looking to start out my investing career here in Broward, FL. My first investing is going to be a triplex, or fourplex. The only problem is that I always get negative cash flow on the properties I search for on zillow, loopnet, ect. Is this due to an inflation to prices here in South Florida? I Cannot find a decent property under $200,000. If anyone has some information please share!

Hello BP.

I have been seeing a lot of videos lately from a handful of Real Estate Gurus claiming that there is a lot of money wholesaling lease options, and also sandwiching lease option deals. It seems too good to be true, but at the same time I don't really see many reasons why you wouldn't be able to do this. If there is anyone here that has had any experience with wholesaling lease options please share your opinion. Thank you

Hello all, I have a question about the market here in Broward County. I am new to real estate investing and have been looking to buy a multi-family property. The only problem is that it seems like you can't any cash flow due to the inflated prices of the properties. On the other had I have done very light research (loopnet, zillow, ect..) and i'm wandering if there are actually still good deals on multi-family properties. Also, if any of you know about any markets nearby (within an hour or two) please tell me about them.

@Steven Leigh That seems like a great alternative. I actually just ended up asking my buyer to pint, sign, scan, and email the contract back over to me. But like you said if they take forever to get it back to me I will definitely look into this. What is the typical fee I could expect from doing something like this?

@Mike Cumbie Great! I will definitely look into that. It seems like a great investment if you're planning to do a lot of deals online.

Yes I have consent from the seller. I don't believe what I am doing is seller financing. The seller isn't financing the property, they are just renting it out with the option to purchase when the term is up.

When you say put into a cage is that literal, as in I can possibly get jail time? I was under the impression that this is  legal.

Hello all, I am a new wholesaler just getting my beak wet. I have found someone interested in closing a deal. Ideally I would like to just get this BP contract I found under the file place signed online so I can get the ball rolling but I am not technologically inclined and I'm having trouble wrapping my head around this. It is a purchase agreement pdf with option to assign. If anyone has any feedback for me please drop some nuggets of wisdom. Thank you
