Was hoping someone could help me with Listsource. Was hoping to start my first direct mail soon and got totally overwhelmed when setting up my list. I understand the basic filters needed for foreclosures, but, was wondering if anyone was willing to pass on what parameters they use or have any advice.

Thanks Rob. As a newbie investor I am looking to learn all I can. I have been trying to make KREIA meetings, but, my day job (Railroad Conductor) seems to always get in the way. I did buy my 1st deal last week in New Albany and close next week. Pretty Pumped!

I am a flippin newbie. After searching...and searching...and searching...I was wanting everyone's opinion on the value of spending $40/mo on Foreclosure.com. I dont mind the cost as long as there is value in it. Does it basically combine all the reo sites into one marketplace? If so, I feel it might be worth it. Thanks!

@Nathan G. I'm very new. Basically ended up "house hacking" my 1st property before I really knew anything regarding REI. I moved to a new town and just knew the numbers made sense. It's been a couple years and now have a secure job with some capital. Itching to really get rolling
