I'll be blunt. I'm a commercial multifamily broker in Charlotte, NC offering good old-fashioned hard work in exchange for a minority stake in multifamily or mobile home park properties within a 100mi radius of Charlotte. Basically, I'm looking far an opportunity to get into personally investing (with no money) while I accumulate cash to became a capital investor. Gotta start somewhere, right?

unless there is obvious and significant deferred maintenance, allocate $200/unit aside. Most banks who are lending on the property will automatically underwrite $200-400/unit.

I have an investor who owns both a small apt building and a few small homes in the same area and wants to sell all of it or none of it. Typically, my clients are strictly apartment investors. If anyone has any suggestions as to going about finding buyers of MF and SF in the same portfolio, your advice is greatly appreciated.

I'm familiar with the site and i'm a broker myself, but how do you go about finding investors to put up for the downpayment? Is there a number to call of a club filled with people waiting to spend money? 

Let's say I found a good deal. I'm not going to offer unless I have investors to back that up. Where do you find investors? My friends and family are poor white trash, who would i pitch the property to? 

I come across good deal frequently, which I want to invest in (but have no money), so where are all these backers I hear about?
