Agreed on the added management fee, add in 6-8% of EGI. Most banks will also underwrite a Replacements & Reserves expense for ≈$200/unit/yr. Also don't forget to add in a 5% vacancy, regardless of it being full.

James,

While this likely isn't the ideal thing you're looking for, the cloud CRM software CLIENTLOOK might be a start. For all contacts in your database with an email, you can CC on BCC an address specific to your account on outgoing emails, that will save said emails to that contacts page. For incoming, you'd have to fwd them to the same address.

Hope this is remotely useful.
