Good morning BP members,

I am trying to understand a little more about how i can help people that are going through foreclosure.

My understanding is that the big issue is that they can't keep up with their payments. Is that the only issue that they are going through? Is it common to come across people that have high equity on a house but still going through foreclosure?

I think new investors should just build a list. Just send out an email to the  list and see who responds.

Good evening investors,

For those of you who wholesale, when finding cash buyers do you guys take the time to interview them to find out what deals they are looking for? What cities? Etc

Or do you just add them to your cash buyers list and that’s it?

Andrew, so typically seller finance are for properties that you're just trying to get for cash flow and not to try to BRRRR or appreciation is that correct?

If I may ask, can you tell us a little more about how you came across the property? Did a wholesaler bring them to you? Cold call?

Also, any tips when cold calling on properties you’re intending to do seller financing?
