@Matthew Mejia I've enjoyed my experience so far with Kaelan Cheatham from Pilgrim Mortgage for my conventional loan, most competitive rate from the different lenders I considered and super communicative and helpful for a first time buyer. Shoot me a PM for her details.

@Elizabeth Alcala thanks for reaching out! I read through David Greene's book when I was staying with a friend, and it definitely helped convince me to get started with real estate. However, i don't have my own copy and definitely wish I could refer it often - will probably buy a copy soon!

To the folks saying aim for both - do you think that’s possible in most cities, or are there particular markets you find that have both cash flow and appreciation plays?

@Polo Vazquez I don't live in San Antonio, currently in California so this would be an out-of-state investment. Any particular towns in Texas you like? The towns between San Antonio and Austin seem popular, but look expensive and I'm worried that some (e.g. New Braunfels) have a surplus of homes, but would love to hear your take.

@Marlen Weber I was in Houston! I loved it but I'm worried about flooding there, and the price point in San Antonio seems to be a bit lower? What are your thoughts on San Antonio/Houston, Marlen?

After a few months of research and educating myself through BP, I'm finally looking to purchase my first investment home. I went to college in Texas, and based on my research my criteria, I'm looking at San Antonio for my first home because of its relatively low price point. Would love to connect with real estate agents, lenders, property managers and other investors familiar with SA, especially the north/northeast areas. Any tips or suggestions for a newbie in the space are appreciated.
