Hi BP community, I'm trying to better understand where landlords go to find tenants in NYC. My fiancee and I are looking for a place to rent, and I'm curious if everything is on StreetEasy or there are other places we should be looking, especially since I understand you need a broker's license in NYC. Thanks!

@Kenneth Jackson thanks for the reply, just sent you a PM. I agree that it's very competitive, and cash flow may be difficult to come by. I'm thinking I'll start of focused on MF, learn more how the market is responding to them, and expand my deal funnel through direct mail as you mentioned. I'm OOS, so will be looking into obtaining lists that I can reach out to. 

If that doesn't work, SFH in the area might be the best route, given the relatively greater inventory (though still competitive). Thank you for the tips!

Hello Raleigh BP community!

I've spent the past few months better understanding the Research Triangle market and I'm excited to invest in it for my next home. This will be my second investing home and I'm interested in targeting multifamily markets in Durham and the surrounding area. My goals are appreciation while generating sufficient cash flow to balance out my expenses. 

I'm looking for an investor-friendly lender, real estate agent and property manager. I'm also interested in connecting with other investors in the Research Triangle to learn from your experiences and share my takeaways as well. 

I recognize that the market is very hot right now, but I'd like to take action quickly (within the next couple of months) rather than cross my fingers waiting for the market to cool down. I look forward to connecting!

@Chase Yokoyama I’m just getting started and just closed on my first home purchase. I decided to go with buy and hold to minimize time and effort I’m putting in long term. If I was interested in real estate a few years ago, I would definitely have pursued house hacking. Best of luck!

@Chilann Chan I generally agree with your points, and I'm a believer in development along the I-35 corridor as well. When I was looking into where to focus, I decided not to pursue New Braunfels because I noticed properties seemed to be sitting on the market for a while without being rented. Austin was too expensive for me for my first property. 

I ended up focusing on San Antonio because of its strong population growth, diverse industries and affordability. It might be worth deciding which factors or criteria matters to you most to help make this decision. Good luck!

@David Song I have friends in Oakland experiencing similar bidding wars. Rents may have fallen but people are prioritizing more space in East bay and single family homes.
