Staying informed is still important even if you're not living in the place where you invest. What you don't know can still become a headache.

@Erin Dorsey Robinson. I was looking into a property in E. Cleveland and there was a POS on the property. Does that mean the issues must be fixed prior to sale and title transfer? It actually held up the potential purchase being owner/occupied.

Thank you! I really appreciate your honest feedback. I love his story about overcoming drug addiction and building a rehab, I guess I’m a sap lol, but it’s good to know it’s not worth the money!
I clicked on his YouTube. He's got some video saying he's worth $100M. lol If anyone believes that dude is really worth $100M, they'd also have to believe I am an actual Blue Genie because that's a lot more probable.
I mean he did sell his Rehab business for $115M so im not sure that's a total lie about being worth that much. I will say that I hate how whenever someone asks about a course everyone and their grandmother responds "scammer!!! you can find all the info online"...it's like, no sh*t you can...all the information ever is online! BUTTTT there is sooooo mcuh garbage out there that you'll have to sift through to find the gold and then you have to learn it, put it in proper order, THENNNN take action.
Look, I have no idea who Eric is, what type of person he is but I will say after a quick search I saw that he did in fact sell his company for MAJOR $$$ and that he is active in Section 8, no idea if his course is good or garbage but still felt the urge to respond because I am so tired of hearing SCAMMER, find it online to EVERY SINGLE post asking about any course.

Honestly, it may work for someone, it just wasn’t exactly what was being sold..

His zoom calls are basically him talking to his buddies and he is very rude when you pose a question. The whole thing is not beginner friendly…. Very disappointing….SAVE YOUR MONEY.

Good Day, I am interested in investing in RE. so I was convinced by a friend that i could take my 401k and create a SDIRA. I created a ROBS but am being told that i cannot use these funds for investment. I was also told be a lender that they do not finance nonrecourse loans. Is there any way to utilize these funds for RE investments? Any advise is appreciated..

Good Day Fellow R.E friends,
Well, an opportunity is possibly sending me to Atl., GA. I am a native California girl, so this is a big step. It is exciting and scary. It is also a big salary decrease!!
So I am inquiring about a reputable company or investor that you can refer me to for Lease Option for myself. I understand that this is an investor site for investment opportunities but because I have read so many scary reviews about companies that RTO clients have fallen victim too, I thought that this may be a good place to inquire.
Although I will remain in the same line of work, I know that qualifying with a 2/3 salary decrease and new job my debt to income ratio will not allow me to outright purchase something and I haven't lived in an apartment in over 20yrs.
I am hoping to find RTO; L/O and or owner finance and then turn around and use this as my R.E. recovery phase. Any advise or referrals would be greatly appreciated..

@Jerry W. I am going to call my finance person tomorrow and see what she tells me. It has dropped some but not too significantly. I was concerned that I work through several companies so it can look like I change jobs often. trying to see if others have had this experience and get ideas. Thank you
